"We received a contract for sale of vacant land. Based upon title search, the property was inherited, and the recorded title holder was a female named "Edna." While communicating with "Edna," she was evasive and would not come into the office in person for closing. When we spoke with her on the phone, she did not sound female.
While researching the land records, we learned the property was inherited, and there had previously been a structure on the property that the City had condemned and removed. We spoke again with “Edna” and asked how she obtained the title to the Property. She indicated she had purchased the same (which was incorrect). When asked if there was ever any structure on the Property, she said "No." At this point, we were able to identify a seller fraud situation."
