Not every lien or title matter affects a commercial property in the same way. This class will break down voluntary and involuntary liens, what you can expect to see on a preliminary report, which matters may continue to affect the property, and what can be satisfied, removed or replaced as part of a sale or refinance.
Designed to help commercial real estate professionals read a preliminary report with greater confidence, the discussion will focus on what deserves a closer look and what questions to ask before closing.

Randy Sierra brings more than 35 years of title insurance experience to his role as Divisional Commercial Chief Title Officer for WTD. He combines deep expertise in western U.S. real estate markets with a strong command of industry technology and market dynamics to deliver strategic guidance and innovative solutions.
Randy specializes in complex commercial transactions, including single-asset and multisite portfolios across diverse property types. Known for his strategic insight and client-focused approach, he is a trusted advisor on intricate, high-value projects.
A decorated U.S. Navy veteran, Randy was selected for the Navy’s prestigious Broadened Opportunity for Officer Section and Training (BOOST) program and received a full academic scholarship to the University of Arizona. He began his esteemed title career after his honorable service. Prior to joining Old Republic Title, Randy held senior leadership roles overseeing multi-state operations. His experience spans title, escrow, sales, and management.
Randy is also an active member of the California Land Title Association and the American Land Title Association, and holds a CCIM certification in Financial Analysis for Commercial Investment Real Estate.
