Title and Escrow Officer

Under the direction of a National Commercial Services Manager, places, negotiates, and closes real estate transactions for multi-state customers; provides advice on legal matters, risk evaluation, underwriting policy and procedures, and escrow transactions.

Essential Functions:

Solicits, opens, processes, and closes multi-state, multi-property, and individual title insurance orders that vary from simple to complex.

Performs routine and complex closings for assigned and directly placed orders, following procedures and instructions that vary with transaction and customer. Closing duties may involve ordering title work and mortgage statements, preparing settlement statements, forwarding closing package to appropriate parties, recording documents, holding escrow funds, ordering title search, etc.

Coordinates bidding process and placement of national orders with issuing office, headquarters, and customer. Processes orders in accordance with customer's instructions, prevailing underwriting procedures, and applicable laws.

Opens escrow accounts; invests funds in interest-bearing account; receives and disburses funds, following escrow agreements and settlement statements. Initiates and receives necessary wire transfers.

Corresponds with transaction principals to coordinate national title insurance orders and assures orders comply with customer and lender instructions. Answers customers' questions and informs customers of title commitment requirements, availability of coverage, closing procedures, premiums, etc.

Compiles and generates invoices. Coordinates payment and funding to other offices and other service providers as necessary.

Essential Functions Continued:

Ability to work from 8:00 a.m. to 5:00 p.m. Monday through Friday.

Must be personable, positive and a professional representative of the Company.

Regular consistent attendance is required, that could include attendance at after hour Company events.

Ability to accept supervision.

Ability to foster, develop and maintain professional and collaborative working relationships. Must be able to get along with others, i.e., peers, supervisors, outside customers, and vendors.

Ability to interact effectively and professionally with all levels of management, employees and customers by email, phone and in person.

Ability to work overtime as requested and approved by supervisor.
Perform other duties as assigned by supervisor.

Knowledge/Skills/Experience Required:

Excellent verbal and written communication skills.
Excellent interpersonal and customer service skills.
Ability to prioritize and handle multiple projects.
Strong attention to detail and organizational skills.
Proficient in Microsoft Office Suite and Outlook.

Considerable knowledge of the purpose and use of title insurance and related services; of the purpose and terminology of legal instruments involved in the consummation of real property transactions and in the insuring of title; of company services and methods of operation throughout its operating area; of title policy requirements, exceptions, and survey coverage; of settlement procedures, indemnity procedures, and underwriting.

Ability to perform routine real estate transaction closings.

Ability to exercise considerable judgment in the processing of transactions of high liability which do not follow established policies and procedures; to meet and deal with the public; to speak and write clearly and concisely; to coordinate services for customers when more than one company office is involved.

Analytical ability sufficient to process entire national customer title insurance accounts with high liability orders and non-routine commercial orders; to maintain date-up files on several complex orders; to assure settlement statements are complete and accurate.

Ability to communicate effectively by telephone and in writing.

Ability to operate standard office equipment including personal computer, facsimile and copying machines, and telephone.

Physical/Mental Demands:

Ability to perform under pressure and be flexible with disruptions throughout the workday.

Must be able to work approved and requested overtime, by supervisor.
Repetitive and continual typing motion is required.

Sedentary work: Exerting up to 10 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sifting a majority of the time. Walking and standing are required, occasionally.
