New Recording Requirements in Philadelphia County


Effective November 3, 3008 Philadelphia County Recorder of Deeds will implement new deed recording requirements.

 The requirement for Title Insurance Agents includes the submission of the attached Affidavit with every deed sent for recording. Note, if you record electronically you will only need to submit this affidavit once, with the first being done on or after November 3, 2008.

 For those who are not Title Insurance Agents the recording procedures have also changed. The requirements now include:

        Deed Name Match - A name match of the seller's name and the buyer's name on the prior deed transaction will be performed.

        Documentation - If the grantor involves decedent's letters of testamentary or administration; grantor is a trustee; grantor is a corporation; grantor is signing under a power of attorney, documentation as specified in the bill must be submitted with the deed.

        US Postal Mail - If the deed is sent by US Postal mail, the mail must be certified or registered. Those sent UPS, FedEx, DHL, etc., are still acceptable.
